Common questions
What is the New Homes Quality Code Version 2?
NHQC Version 2 came into force in March 2026 and applies to all homes reserved on or after 2 March 2026. It updates requirements for pre-completion inspections, five-year ownership cost disclosures and complaint response timescales. Registered developers who fail to comply face action from the New Homes Quality Board, up to and including removal from the register.
What is the Building Safety Act golden thread?
The Building Safety Act 2022 requires principal contractors and developers working on higher-risk buildings to maintain an electronic golden thread of building information throughout construction. It must include version control, be transferable to the accountable person at handover and be available to the Building Safety Regulator on request.
What does Awaab's Law require?
Awaab's Law, in force since October 2025, requires social landlords to investigate reported hazards within 10 working days, provide residents with a written summary within 3 working days of the investigation concluding, and begin remedial action within 5 working days for significant risks. Phase 2, expanding to fire safety, electrical hazards and structural risks, is being phased in through 2026.
Does Awaab's Law apply to private landlords?
Yes. The Renters' Rights Act 2025 extended Awaab's Law to the Private Rented Sector. Private landlords must now meet the same investigation and repair timescales as social landlords.
