What changed

The first £10bn wave of the Social and Affordable Homes Programme launched on 25 August 2026, with around 60% of homes earmarked for social rent. BCIS data confirms that Q1 2026 housing starts exceeded every quarter of 2025. After several years of subdued output, the pipeline is real and funded.

For principal contractors and their supply chains, this is welcome news. But funded programmes come with funded expectations. Registered providers allocating this capital will expect delivery partners to demonstrate not just build capability but aftercare discipline across every plot they hand over.

What it asks of you

Registered providers and their contractor partners will be scaling delivery pipelines through 2027. That volume concentrates aftercare caseloads into tighter windows with less margin for slow resolution. A defect that sits unresolved for three weeks on a private sale is frustrating. The same delay on a social rent unit, where the housing association is accountable to both tenants and funders, becomes a contractual and reputational problem.

Directors who can show funders and housing associations a clean, auditable aftercare record per plot will be better placed when the next tranche of programme work is awarded. The £10bn first wave (UK Government, August 2026) is exactly that: a first wave. Future allocations will favour delivery partners with a track record of completing obligations cleanly, not just completing units.
